Katie Smeltzer

I’m proud to be an Associate Broker and Realtor® with Property Hunters of South Georgia, the area’s highest-selling brokerage for the past five years. Whether it’s homes, land, or commercial properties, I bring experience, insight, and honest communication to every deal. Every property has a story—and I’m here to help you write the next one.

Comedy started out as a bucket-list item on a list that’s about a mile long—and it turned out to be one of the best decisions I’ve ever made. It keeps me out of my comfort zone, and I learned long ago (when my 75-year-old grandmother made me jump out of an airplane) that I’m not truly living unless I’m outside of it. So yeah, I’m in a sometimes unhealthy relationship with stand-up comedy, and I wouldn’t have it any other way.
If you’ve ever thought about trying it, go for it—and if you need a pep talk, call me. I’ll keep it real… estate.

I’m a proud mom of twin teenage girls who keep me humble, busy, and usually laughing pretty hard. I’ve spent over half my life coaching youth sports—and yes, there might be a state championship trophy sitting in my office. As President of the VFW Auxiliary and Committee Chair for the Coffee County–Douglas Veterans Memorial Park, I’m honored to be part of programs that truly make a difference. When I’m not doing real life or real estate, I’m usually trying to talk my kids into joining me on an adventure, and when that fails, I hit the road solo. I love to hike, travel, and meet new people—especially the kind you find off the beaten path.

I also handle estate and land auctions through Smeltzer Estate & Land Auctions of SGA, combining my background in real estate with a lifetime of exposure to the business. My mom—a retired nurse turned full-time thrift junkie and antique pro—has spent more than 30 years uncovering the stories behind every item and every sale (and dragging me and my sister to every thrift store around). My dad, who started his own electrical business back in 1996, taught me early on that hard work isn’t optional—it’s the foundation of everything worthwhile. Between my mom, the antique queen, and my electrician father, my goal is simple: to make every auction absolutely electrifying.
